Asphalt shingle roofs typically last around 20 to 30 years, clay and concrete tiles can last 50 years or more (though the underlayment beneath them usually needs replacing sooner), and torch-down or hot-mop flat roofs typically last around 15 to 25 years. Intense Valley heat and sun can shorten those ranges, which is why regular checkups matter.

In the City of Los Angeles and surrounding Valley cities, a re-roof generally requires a building permit. When Final Touch Roofing replaces your roof, we pull all city permits for you.

Architectural shingles are the most budget-friendly option and work on most pitched roofs. Clay or concrete tile costs more but lasts longer and suits Spanish and Mediterranean-style homes. We'll help you choose the right material for your home, style and budget during your free estimate.

Torch-down is a flat and low-slope roofing system made of modified bitumen sheets that are heat-applied with a torch, creating a seamless, watertight surface. It's common on mid-century homes, additions and commercial buildings. Final Touch installs both torch-down and hot-mop flat roofs.

We don't install metal, TPO or slate roofs, and we don't take on solar, standalone gutter, skylight, ventilation or waterproofing projects.
